can you pro-long your house foreclosure up to 36 months?
hi just a question im attending some seminar right now to stop foreclosure i just wanna find out they said you can prolong your stay at your house up to 36 months even investment they call it 911 retention what they going to do is hire a real estate atty and they will negotiate everything i know some people here know what im trying to say just wanna make sure all this seminar are not scam because your going to pay $2200 a month for processing your case then every month once prolong you’ll have to pay the atty $900-$1200 a month pls help

Question on tax deduction on real estate expense?
With my intention to make money, I started attending different real estate seminars, seeing properties, deals and so on from January 2007. This had some expense involved such as car mileage and education cost. I also bought my first investment rental property in August 2007. However, most of the expense such as car mileage and education cost were misc expense for real estate business and not directly related to this rental property. My question is how can I show my expenses which are not directly related to this investment rental property but they are misc/general real estate business?
1- Should I show all the miscellaneous/general real estate business expenses against this investment rental property in schedule E?
2- or should I have another column saying “Miscellaneous real estate expense” in schedule E and show miscellaneous expenses there, but this will have zero income as rental income is only from rental property?
3- or is there another way to show misc real estate expense?

Bay Realty Investment & Franchise in California in DRE record is expired, can it sell land or LLC project?
I am about to invest the land , which Bay Realty Investment & Franchise is selling, I joined their seminar in Wednesday’s dinner, and when I check the DRE record, it seems, the company has expired, but the agent Edward told me that they have over 200 real estate agents, I tried Bay Realty Group, Bay Realty Investment, and can not find their name under DRE.
Also the boss James Chen , I can not find any of his information, is it a real company , who is the broker? The company address is 1054 S. De anza Blvd #202, san jose.
Any one have bought their project?
How do I know it is a good or bad investment, will that be fraud?

I am 21 years old and am a big entrepreneur, always looking to make money. I would eventually someday like to get into buying or designing property (not the physical building part of it), then turn around and sell it for profit. ( property flipping.) This is something down the road when i have the money to invest. Currently I have 1 semester of business administration towards my associates degree under my belt. Am i going down the right path? Should I be going to school for Architectural engineering? I have never worked construction or anything, but I want the general idea (landscape or blue print of things) to know exactly how to renovate and build properties to maximize profits. What should I do? Thanks
I dont necessarily want to buy and sell for a company or rather work in an office. its something i want to do on my own. Kind of like private investing i guess? Should i still need my real estate license?
so with this being said, i shouldnt attend architectual school or business? If i get my real estate license, I would learn most of what i need to know?

Becoming a realestate investor(developer)?
I have a great interest in becoming a realestate investor but, I have little knowledge about how the business really work. My interest is buying duplex, single family homes, condo’s and apartments and rentingthem out to low income familes, which I think would be a good idea to create cashflow. I would like to start out with section 8 and HUD because I have little funds on hand to began with. I visited a seminar and ended up buying the tools to began but later found out that it will be a big hassle for me getting government grants and loans due to my credit problem. I do understand that nothing comes easy when trying to become an investor. But do anyone have any idea on how I should go by getting the grants to make my first investment. I know that the govenment will help better if it’s a project that’s beneficial to the economy so, I think I have the right ideal but still confused on where to began. Did any of you attended real estate investment seminars paying lots of money, and got burned?
I know couple of people who did this (purchase and flip) and ended up losing about $20k. They are feeling real bad, because many people warned them.

We own 2 investment properties that we are unable to sell and can no longer make the payments on. If we foreclose on them, what are the consequences? Can the bank come after us for the difference once it sells them? Can they come after our house? Will we need to hire an attorney for anything or simply walk away and let the foreclosure goes its course. We do realize this will remain on our credit for 7 years but do not wish to file for bankruptcy. Thank you for your informed answers!

Any pointers before i get started?
For a long time I have been resaerching the market, reading books, attended seminars, and conversing with a number of agents. Through the knowlegde I have attained, I feel pretty comfortable starting my career. Does anyone with experience in the industry care to share some beginners’ insight such as the do’s and dont’s, & the best type of investment for beginners?

Should I form an LLC for my soon to be first investment property?
I have a home that is going to be converted from my primary residence to an investment property that I will rent out. I would like to know if putting this home in an LLC is the best course of action to limit my liablity. Also I will be residing in a state other than the one the soon to be investment proerty is located. Should I form the LLC in the state the property is in or the state I will be residing in? Only helpful answers please.
