I’m interested in how veterans of real estate investing broke into the market. I’ve read too many books and listened to too many seminars that pin your start on deal-of-a-lifetime type purchases and shady accounting.
Do you think its worth buying, improving and selling a home in a short time? Do you think buying and renting is the better way to go? (Renting seems better if prices fall but carrying several mortgages is as scary)
What kind of financing did you use? Down Payment? (Yes/No/How Much?) How much was your initial investment if you were improving the property? Did you take out any loans to cover your improvements?
I’m in my mid 20’s. I live in the South Shore MA area. I don’t pay rent and incur about $400 monthly expenses. I have a good full time job (+50K), some saved money (+10k) and good credit. I’m very organized, fairly well educated on the subject (a lot to learn) and i have friends who are listing agents and contractors.

My crdit is ok but i’m working on getting perfect. I’ve been studying real estate for about a year now i’m trying to network to get some advice from real people not books. I have about $50,000 dollars saved I know for sure that i want to hold real estate under a LLC. But i don’t know where to start. In a month or so i’ll be attending seminars on real estate and i even plan to enroll to a real estate class at the local community college. This is what i was thinking about doing:
1. Buy a multi-family property under my name not my LLC. Probaly a 2-4 unit property.
2. I would live in one unit and rent the remianding units to tenants.
After 2 years of paying the mortgage, i would use the equity, if any equity to purcahase an investment property under my llc. Probaly another multi-unit. And that would be the star

I once attended a seminor where we were advised that one could use credit cards, loans and other means to get a mortgage and start up on the property development ladder, how does this really work? Unfortunately i am very sceptical about spending €1000 for a 3day course on it. Please comment or share ideas.

I would like to hear from professionals as well as amateurs in the field of real estate who have tried his techniques. Does his website which promises to give pre foreclosure listings nationwide actually work. In a free seminar i attended, they said, there would be atleast 9000 listings for the houston area. Also the personal advisors will look up the MLS for any property and will advise us of the fair market value of the property. Also that there are plenty of private investors who will lend atleast 80 % of the FMV of the property, not the purchasing price as banks and other lenders do. I wonder how much is true and how much is hype. Would like to hear from those who have tried his methods and signed up for his programme
